What a 60-day fixed price actually means.

“Fixed price” is on every estimate we write, and people are right to ask what it covers. The short answer: everything on the sheet, for sixty days, at the number on the sheet. The longer answer is below.

What is inside the number

• The equipment, by manufacturer and model number, with its AHRI certificate
• Every material — pad, line set, disconnect, breaker, thermostat, filter rack, condensate pump if the closet needs one
• Labour, start to finish, including the electrical, which we do in-house
• Permits and the inspection
• Removal, recycling and gas-line capping of the old system
• Commissioning and the report
• Rebate filing, with the Energy Trust amount taken off the invoice

Why sixty days

Because the walk-through happened and the numbers are real. We have measured the house, tested the ducts, seen the panel. What we are protecting you from inside those sixty days is a manufacturer price change, and we absorb those. In 2025 we absorbed four.

What can legitimately change it

Only something neither of us could see on the walk-through. In practice that is one of three things:

1. Hidden damage — a rotted platform under the old furnace, a plenum that turns out to be asbestos-wrapped. We stop, photograph it, and price the fix before touching it.
2. A panel that fails inspection for a reason unrelated to our work — double-tapped breakers from a previous owner, say.
3. A change you ask for — a second zone, a different thermostat, a head in one more room.

How a change order works

It is a one-page addendum: what we found, the photograph, the price for the fix, and your signature. Nothing proceeds until you have signed it. Last year we wrote zero change orders that were not customer requests, which is the number on our home page. The one before that we wrote two.

The number on the estimate is the number on the invoice. That sentence is the whole company.
